While industrial real estate has been a strong performer in the Willamette Valley for the past few years, higher-than-normal speculative development and company closures/relocations have created a significant amount of vacant industrial space in Marion County. For example, the over half-a-million square foot former Norpac facility in Stayton and the nearly 200,000 sq ft new development on Turner Road (which has yet to announce a tenant) are both contributing significant square footage to the elevated vacancy rate. With almost 2.5 million square feet of projects announced or in various stages of development and marketing, significant activity and business growth will be necessary to absorb a surplus of inventory.
